LOCATION: Located 17+/- miles north of Jacksboro in northwestern Jack County near Antelope. Fort Worth is only 70+/- miles away and Wichita Falls is 38+/- miles.

ACCESS: Property has road frontage on the west side of Highway 281. There is also a small amount of frontage on Prideaux Road giving access to the back of the property. 

DIRECTIONS: From Jacksboro, travel north on Highway 281 for approximately 5 miles to Highway 114 / 281 split. Stay right on Highway 281 and continue north for 12 miles. Entrance is on the west side of Highway 281 before crossing over the West Fork of the Trinity.

TERRAIN: Rolling to rough terrain with spectacular views and 120 feet of elevation change. The West Fork of the Trinity goes through the middle of the property and Plum Creek feeds into it. Land varies from heavily wooded to small open meadows with scattered food plots throughout.

VEGETATION: Tree cover consists of live oaks, post oaks, elm, and mesquite trees. Native pecans are plentiful along the river and there are two small coastal Bermuda fields

WATER: Surface water consists of 12 tanks, Plum Creek, and the West Fork of the Trinity. Underground water is exceptional with two water wells. A 400-foot well supplies water to the shop, apartment, and house. This well pumps 120 gpm and has a reverse osmosis water treatment system. A second well is located on the property’s highest elevation in the NW corner of the property perfect for a potential home site. This well is 520 feet deep and tests at 27 gpm.

WILDLIFE: Whitetail deer and Rio Grande turkey are plentiful and wildlife habitat is excellent. There is a wetland area that could potentially become a waterfowl project further enhancing duck hunting opportunities. There are also dove, feral hogs, and even a few Bobwhite quail. There is little to no hunting pressure surrounding this property and owner currently leases one of the adjacent properties.

CATTLE: Property is agriculturally exempt and owner is currently running cattle. Pastureland is native and there are also to coastal fields, south field is about 38 acres and north field is about 48 acres. Some brush clearing has been completed to further enhance grazing and open the habitat up for wildlife.

FENCING: Perimeter and cross fences are in good to excellent condition and there is a nice set of steel working pens. Some of the wildlife food plots also have electrical fencing around them.

IMPROVEMENTS: Ranch house has 4 bedrooms, 3 bathrooms, and a 2-car garage. House has been completely renovated and is in excellent condition with wood floors, vinyl windows, wood burning fireplace, CHA, nice appliances, and a great back deck under a big oak tree. A couple hundred yards from the house is a quality 40 X 60 metal building with roll up doors, upstairs apartment, and office. There is also covered equipment storage on either side of the barn.

ELECTRICITY: Electricity is to the house, barn, and well house. Electricity is also available on the scenic hilltop in the NW portion of the property perfect for building a home.

MINERALS: No minerals are available. There is one well at the back of the property. Operator accesses this location off the county road and through an adjacent property. Production has very little impact on the property.

COMMENTS: You will not find a better ranch than this one in Jack County. The owner has taken exceptional care of the property and done everything without sparing any expense. It is a wildlife sanctuary and also productive for running a few head of cattle. This ranch has it all with scenic elevation changes, premier views, wooded terrain, coastal fields, food plots, river, creek, underground water, and quality improvements. This is as good as it gets.
