LOCATION: Property is located halfway between Cisco and Breckenridge, in the Southwestern part of Stephens County (near the Stephens / Shackelford county line) and less than two hours from Fort Worth.
ACCESS: Good access with 1/2 mile of road frontage on south side of County Road 190 with two entrance gates making it easy to access the east or west side of the ranch from the county road.
DIRECTIONS: From Fort Worth: Take I-30/I-20 West to Cisco (approximately 95 mi), take Exit #332 and turn right onto Hwy 183. North of town, continue on Hwy 6 (towards Moran) for 8 miles and turn right on FM 1853 (4.5 mi past Lake Cisco). Travel 8.4 miles on FM 1853 until you reach CR 190, turn left and continue for 1 mile…property starts at green gate on the left, but you will enter the 2nd (double) gate you come to (1/2 mile further).
TERRAIN: This property is 1/2 mile wide by 1 mile deep and offers level to rolling terrain with several seasonal creeks meandering throughout the property. The ranch is approximately 70% wooded with tree cover consisting of mesquite, an abundance of live oaks and a variety of shrubs beneficial for all the wildlife.
WATER: There are two good ponds fed by numerous wet weather creeks. One pond is located near the camp area (close to the front) and the other is located towards the southeast part of the property. Also, a rural water line (Shackelford Co Water) runs along CR 190 on the north side of the road.
OUTBUILDING: Within a 1/4 mile of the front gate and near the camp area is a loafing shed and set of metal pens.
ELECTRIC: There’s electric at the camp area (westside), but it’s also available along the east side of the ranch as well.
WILDLIFE: This ranch has plenty of wildlife, including whitetail deer, turkey, dove, quail, ducks and varmints. Should be excellent hunting with large neighboring ranches located to the north, east and southeast.
FENCING: Metal gates are located in two different areas along the county road to allow access to the property and perimeter fences are in fair condition.
MINERALS: There’s one active well on the property. No minerals being offered, but well company has provided an excellent road along the west property line and well site has very little impact on the property.
