Sold $495,000 - ranch

LOCATION: Located 8+/- miles northwest of Jacksboro (near the Highway 114 / 281 split). Fort Worth is only 60+/- miles away and approximately 30 miles to Possum Kingdom Lake.

ACCESS: Property has ½ mile road frontage on the north side of Highway 114. Good access to the ranch with 3 different gates on Hwy 114 and main entrance is the brown double gate leading to the headquarters on top of the hill.

DIRECTIONS: From Jacksboro, travel northwest on Highway 281 for approximately 7 miles to the Highway 114 / 281 split. Stay left on Highway 114 and continue west for 1 mile. Property starts on the right where the white gate and pipe fencing starts (north side of road). Continue to the 3rd (double) gate which is the main entrance that leads to the house and shop…”Diamond H Real Estate” sign is next to the entrance.

TERRAIN: Rolling to rough terrain with spectacular views and 100 feet of elevation change. A seasonal creek meanders throughout the lower southeast part of the property. Land varies from heavily wooded with severe elevation changes to level terrain with small open meadows and two fields (future food plots).

VEGETATION: Tree cover consists of post oaks, live oaks, elm, mesquite trees and a variety of shrubs beneficial for all the wildlife.

WATER: Surface water consists of 3 ponds and a season creek. The largest pond is located in the northern portion of the property, over 20 ft. deep and is stocked with both catfish and bass.

WILDLIFE: Whitetail deer, Rio Grande turkey, dove, ducks, and feral hogs. There has been very little hunting pressure on this property.

PASTURES: Property is agriculturally exempt and currently running cattle. Grasses are mostly native except the southeast pasture that is occasionally planted in winter wheat. Also, the pasture in the northwest corner of property is one of many great food plot / hunting areas.

FENCING: There is (white) pipe fencing that runs ¼ mile along the paved frontage and the remaining is in barbed wire. Perimeter and cross fences are in good to excellent condition with new perimeter fencing (5-strand barbed wire) recently built along the western and southern boundaries.

RANCH HOUSE: Ranch house is a nice mobile home with 3 bedrooms, 2 bathrooms and a great screened in covered patio with some awesome views. Within the last 5 years the house has been renovated including new metal roof, siding, wood floors, vinyl windows, wood burning stove, custom rock bar, bunk room off patio and an abundance of rock work around the outside of house. House is equipped with wireless internet, Dish Sat TV, a monitored alarm and security cameras…all the comforts of home!

LARGE SHOP: Approximately 150 yards from the house is a quality 40 X 60 metal building on concrete slab that has roll up doors on each end, electricity and is monitored by an alarm. Plenty of room for all your equipment & toys, but also an excellent REC-Room or “Man Cave”.

UTILITIES: Electricity is to the house / shop and new septic installed recently. No active water well on the property currently, but owner has water delivered from Jacksboro and also has a 2400 gallon water storage container (located in storage building) that last approximately 3 months with normal use.

MINERALS: No minerals are available. There are two wells on the property and operator accesses the ranch from the southeast property gate and maintains that interior road (which also makes it easier to get around the ranch due to the rugged terrain). Owner says the operator is good to work with and is very accommodating. Production has very little impact on the property.

TAXES: 2017 Taxes were $870.30

COMMENTS: The “Timberock Hilltop Retreat” offers severe elevation changes with mountainous views, lots of oak cover, scattered fields, stocked ponds and a creek that meanders throughout the lower part of the ranch. Located at the highest point of the ranch is a quality built metal shop with concrete floor and a cozy house with a great deck overlooking the valley below…AWESOME VIEWS!! This hillside retreat is a great escape from the big city, but only 60 miles from the Metroplex!

ITEMS INCLUDED WITH ACCEPTABLE OFFER: Some items in the shop, Zero Turn riding mower and (2) Honda Rancher 4-wheelers. (Furnishings) Most of the home furnishings are also included with an acceptable offer, excluding personal items and a small list of items. List of excluded items will be provided upon request.
